Libertyville Condo Market Update

Sales of condos dropped again during the third quarter in Libertyville. According to data from the Chicago Association of Realtors, a total of 19 units were sold during the quarter in the neighborhood, down from 25 units sold during the same period in 2006.

However, buyers are starting to see lower prices in the area, which could help increase demand for condos around Libertyville. The average sales price during the third quarter dropped by three percent from the same period in 2006.

An increase in the number of unsold condos sitting on the market in the area could lead to even lower prices in the short term. If you’re selling a condo in Libertyville, it will now take you an average of 142 days to find a buyer, up from 88 days a year ago.

Buyers should aggressively negotiate for a great price on condos around Libertyville. The area offers an excellent lifestyle and is one of the top suburbs in Chicago for families and young professionals.

Lakefront Plan Wins Approval

The Evanston City Council approved the master Lakefront Plan on January 28. The plan passed with a unanimous vote and without much comment from city officials.

The master plan deals with several issues facing the Lake Michigan shoreline around Evanston. Important points include the funding of new bike and walking paths that would be built along Sheridan Road between Lee and Clark Streets. The city will seek about $550,000 in funding from the state for this part of the project.

Another important aspect of the Lakefront Plan is the addition of a new landing for non-motorized water craft. A storage area will be built at both the Church Street and Dempster Street boat ramps, with expanded room for both motorized and non-motorized boats.

City officials also plan to restore the natural look of the dunes along the shore and add plants and trees that would attract migrating birds and other wildlife to the area. No new parking will be added along the lakefront park.
