Lake Bluff Sales Steady

Sales of single-family homes in Lake Bluff were steady in 2007 after experiencing a decline of more than 20 percent in 2006. According to data from the Chicago Association of Realtors, a total of 100 homes were sold in the neighborhood in 2007.

This is an 8 percent drop in sales from the previous year, but is a welcome sign that the market may have already bottomed out on Lake Bluff. However, a rising inventory of unsold units on the market could cause prices to come down in the area.

According to the C.A.R. report, the average turnover time for the neighborhood rose to 169 days in 2007. This is a 35 percent increase from the average turnover time seen in 2006, and is the longest turnover time in more than 16 years for Lake Bluff homeowners.

While prices continued their upward march in 2007, buyers could start to see deals in the neighborhood if demand doesn’t recover in the short term. The average sales price for homes sold in 2007 was up by 3 percent from the previous year, but a rising inventory of homes on the market could lead many sellers to offer incentives to attract more buyers to the area.
