Located at 1730 West Wrightwood Avenue in Lincoln Park is the townhome development Hartland Park II by the Belgravia Group. These forty-five townhomes are built around a landscaped park where residents can go to relax and enjoy their own private green space. The four story townhomes have a classic brick design that also features natural stone and metal accents. The architectural design is carried out down to the front door of each home, which is constructed of solid wood and custom made. Everything about Hartland Park II comes together to create a statement of quality construction and design.

The townhomes each have an attached two car garage that is heated and has a remote controlled door opener and water hose fixture. This makes it simple to give your car a quick wash. More water hoses are installed for use in the yard and patio and also on the roof deck. The private yards that each townhome has are landscaped and make a perfect little escape for the family or kids. Weekend barbeques and get together with family and friends can be held almost any time of year because there is a gas hook-up on the roof deck that can be used for installing a grill. The concrete patio and roof deck both have electrical outlets and light fixtures so that you can enjoy them at night as well as in daytime. The water hose attachments in the outdoor living areas makes clean ups easier and lets you have a container garden without the chore of using a watering can.

High quality materials are used in every phase of the townhome construction. The roofs have a ten year warranty and instead of easily clogged gutters, an interior drainage system was installed for rain run off. Water lines are copper and a seventy-five gallon gas water heater is energy efficient and supplies all the home's needs. The heating and cooling units are separate gas forced air and have built-in humidifier and thermostat with timer. The shared building walls are a combination of concrete and drywall with R-13 insulation which deadens sound and aids in heating and cooling. R-30 insulation is installed in the roof and the windows are all insulated glass plus there is insulating weather stripping on all of the doors.

The townhomes come with a laundry area with a washer and dryer included. An elegant gas vent less fireplace is the centerpiece of the living room and is accented with a handsome wood mantle and marble hearth. Marble also covers the foyer floor and oak hardwood flooring is installed on the second floor and stairway. Buyers can opt for an elevator in certain floor plans.

The ceilings range in height from 8.5 to 9.5 feet and the doors are a tall seven feet. Lots of natural light streams through the fourth floor skylight and there are also recessed down lights in the stairs, hallway and entryway. Wall to wall carpeting covers the bedrooms and lots of walk-in closets provide storage for clothes and linens. Electronics at Hartland Park include a high-tech security system with a centralized control. Wiring is CAT5 and RG-6 for telephones and cable television.

The kitchens are outfitted with 42" wall cabinets manufactured by Wood Mode and the lower cabinets have maple wood veneer. Thick one and a quarter inch granite covers the counter tops and buyers have a choice of either a breakfast bar or an island. Kohler stainless steel double sinks and pull out spray make cleaning up easier. The stainless steel appliances are from GE and include a gas cook stove, double ovens, Spacemaker microwave, side-by-side refrigerator with ice maker, Pot Scrubber dish washer and under-the-sink garbage disposal.

The bathrooms have dramatic halogen lights in a row across the top of the full length mirror. The vanity is by Wood Mode and has a maple wood face. Kohler toilet, soaking tub, basins, and faucets are standard. Marble tile is on the floor and makes up the tub and shower surrounds and a glass wall separates the tub and shower stall. The second baths have similar Kohler and Wood Mode furnishings but with ceramic tile flooring, Corian counter tops and cast iron bathtub. Floor plans that include a powder room contain a Kohler sink and toilet, halogen lights, oval mirror and marble flooring.

Hartland Park II townhomes are located near some of the neighborhood's best retailers. Dominick's Fresh Store Grocery, Menard's, Old Navy, Starbuck's and Costco are within easy walking distance. The prestigious William H. Prescott School is close by as well.

The townhomes range in size from 2,700 to 4,700 square feet and prices start at roughly the $800,000 mark. With all of the luxury finishes, fantastic location and excellent architectural design, these homes are one of the Belgravia Group's finest developments.
