The Belgravia Group unveiled their sales model for Union Row this past January and sales numbers for the townhomes have been high. With from three to four bedrooms and two and a half to four baths, the 35 four story townhomes are designed to be spacious and feel more like a single family home. The townhomes range in size from between 2,366 to 2,901 square feet and depending on the floor plan, prices begin in the mid $500,000 range.
The project is slated for completion in 2009 and will be a tasteful blend of modern luxury and classic elegance. The exteriors of the homes are a combination of two complimentary brick colors along with an interesting use of corrugated metal sections. This makes for a striking facade along 600 West 16th Street and will create a lasting impression.
Everything at Union Row, from the architectural flair of the front door to the stately metal or wood fence that surrounds the private yards and patios, speaks of the care that went into planning these homes. The patios and landscaped yards have exterior lighting, electrical outlets and a water hose to make entertaining or gardening easy. There is also a deck that opens out from the living level and it comes with lights and electrical outlets plus a gas hook-up that is perfect for grill installation. Lastly, another fantastic outdoor space in the form of a roof deck trimmed in concrete paves with yet another water hose, lights and electrical outlet means you can have a container garden, entertain guests or make it your own personal private getaway.
The garages at Union Row are heated and have a remote control door opener. There is another water hose attachment there for convenience. The roofs come with a ten year manufacturer's warranty and run off is handled with interior roof drains so that you never have to clean a gutter system.
Ceiling heights vary according to the floor of the townhome. The first floor is 8.5', the second is 9.5', the third stands at 9' and the fourth and last floor is also 9'. Doors stand a loft 7' in height and there is a beautiful skylight on the fourth floor along with other recessed down lights in the entryway and hallways. Walk-in closets provide plenty of storage space. Flooring consists of wall to wall carpeting, porcelain tile and oak. All of the townhomes have a state of the art security system and are wired for CAT5 phone lines and cable.
Energy efficient details include R-13 wall insulation and R-30 roof insulation. All of the doors have weather stripping and insulated glass is used in all doors and windows that open. Heating and cooling is controlled by separate gas fired forced air systems that have a humidifier and thermostat that can be pre-set. The seventy-five gallon gas water heater can keep up with the demands of the full size washer and dryer plus all of the other hot water needs in the home.
The kitchens come ready for the most discerning cook in your family. GE stainless steel appliances including a side-by-side refrigerator with ice maker, microwave, Pot Scrubber multi-cycle dishwasher, garbage disposal and a cook range with self-cleaning oven. Counters have a three quarter inch granite top and cabinets are made by Ultracraft and measure forty-two inches. For added seating or food prep space, the kitchens have either a breakfast bar or island.
The master baths are designed for comfort and relaxation with Kohler sinks, faucets, toilet, tub and shower. The floors are porcelain tile, along with the tub and shower surround. Halogen lights above the full length mirror illuminate the room. The second baths are similar but with ceramic tile instead of porcelain.
