Evanston, IL is Chicago’s first suburb to the north and is a great place to live for people who want the feel of a small town without giving up all the advantages of living in a major metropolitan area. The town is full of quietly inviting tree-lined streets and is a walker’s community, with all manner of stores, restaurants, and businesses liberally scattered around its lovely downtown area. Plus, Evanston sits on Lake Michigan’s shoreline, so beaches and lake views are only steps away. Evanston is more heavily populated than a lot of the other North Shore communities, with an estimated 75, 236 residents as of 2005. The median age of these folks is 32.5 years and they earn an average income of $58,940 each year. The average house/condo value as of 2005 was $372,500. Evanston is also more ethnically diverse than other neighboring towns and at times, feels more like the far north side of Chicago. There are a lot of condo and town home properties on the market in Evanston. Some might even say too many. The sheer number of units available is causing prices to fall and those who purchased their condo in the last couple years may not be able to break even. There are new constructions for sale as well as gut rehabs and it is most definitely a buyer’s market. Asking prices range from around $350,000 to more than $1,500,000. The condo is glut is impacting the single-family market to a degree, as condo dwellers trying to trade up are having trouble selling their homes and Evanston real estate agents advise anyone looking to purchase an Evanston condo or town home right now to play hardball and get the best price possible. Anything is possible in this North Shore Chicago real estate market.

Evanston gives its residents a very high quality of life and has a lot of features that make it an attractive place to live. It is a city of higher learning and is home to Northwestern University, Garret-Evangelical Theological Seminary, National-Louis University, Oakton Community College, and many other institutions. There is also a successful system of primary and secondary schools in place, as well. Evanston residents also have easy access to Chicago and can get around on a variety of CTA, Pace Bus, and Metra routes. Of course, Evanston’s lake front location brings a lot to the table in terms of recreation options and scenery. The town was first named in 1857, so there is a long local history to study and the Evanston Historical Society is there to assist those who wish to learn of Evanston’s past. Evanston still thrives as an independent city and will never allow itself to stand in Chicago’s shadow. It has a great many cultural outlets and an ever-growing business economy that gives the city its own unique identity. It is considered one of the hot cities in Illinois, with more consumer interest than other cities in the state. Evanston real estate agents are hoping that, with the current break in rising prices, that the spring market will be a brisk one.
