Glencoe, IL is a historic city just shy of 20 miles north of Chicago that has seen its population ebb and flow with the classic suburban growth patters of post-war America and is best know today for its spectacular architecture and one-of-a-kind homes. The village was incorporated in 1869 and has remained a desirable place to live ever since. Preserving historic homes is serious business in Glencoe, and the Glencoe Village Board created the Historic Preservation Commission in 1991 to help control the unrestricted tearing-down of landmark homes. The village is home to, among other things, and entire subdivision of Frank Lloyd Wright houses, the third largest collection of Wright houses anywhere, so it is easy to understand Glencoe’s concern about keeping the past alive for future residents. Year 2000 census figures put Glencoe’s population at 8,762 souls, which is down from the village’s high-water mark of 10, 542 in 1970. The population is mostly white and affluent and can boast some of the highest incomes in Illinois as well as the entire country. These folks, who average 41.8 years old, earn a median income of $175,300 and own house and condo properties valued at an average $1,022,700. Like many of its neighboring North Shore towns, Glencoe became home base for a large part of the Chicago area’s Jewish community during the mid-20th century. North Shore Congregation Israel has been active in Glencoe since 1920 and built its landmark Sheridan Road synagogue here in 1964. Glencoe real estate agents also report that the area is still a very attractive spot for young families, partly due to the district’s prestigious New Trier High School, which is, perhaps, the best high school in America.

There are many single-family homes for sale in Glencoe and styles run the gamut of options and include Georgians, Contemporaries, French Provincials, Tudors, and, of course, Frank Lloyd Wrights. Buyers can also find smaller houses including cottages, ranches, and restored farmhouses. There are vintage and new-construction homes for buyers to walk through and Glencoe real estate agents will gladly take buyers on a tour of the homes that interest them. Prices here run high, for the most part, with smaller homes starting out in the mid-$500’s and escalating through the larger mansions in town that can reach $10,000,000 or more. Local agents report that the lower end of the price spectrum is beginning to move and that the inventory of newly constructed dwelling is high.

There are a lot less condo and town house properties available for sale in Glencoe and Glencoe real estate agents will tell buyers that it is more of a single-family home sort of town. The units that are for sale are mostly vintage, with some newer developments thrown in for good measure, and many are just as luxurious as the stand-alone counterparts. Prices will range from the low-to-mid-$200’s up to around $800,000 for the top-of-the-line.

Quality of life is high in Glencoe with many parks, lakefront access, country clubs, an ice arena, and a history center to keep residents healthy and happy. Glencoe real estate agents will proudly list the many notable people who have called the village home at one time or another, including poet Archibald MacLeish, film critic Gene Siskel, actors Harold Ramis, Bruce Dern, and Ben Savage, and advertising executive Leo Burnett. Glencoe was also the setting for the movie “Risky Business” starring Tom Cruise, although the film was actually shot in nearby Highland Park. Other movies shot in the area include “Ferris Bueller’s Day Off,” “Sixteen Candles,” and Clint Eastwood’s recent “Flags Of Our Fathers,” which features scenes of the Glencoe train station.
