Lake Bluff, Illinois Real Estate Agents

The village of Lake Bluff defines itself as a beautiful North Shore community with hometown values. It's population of just over 6,000 makes it the nearest middle-sized village from the Great Lakes Naval Base. With Lake Michigan to the east and Chicago to the south, it is ideally situated for both commuters to the city and those who crave a more private lifestyle.

Lake Bluff real estate agents know that the village has several convenient transportation options which attract home buyers. Train service is provided by the Union Pacific North rail lines, Metra services available and easy access to Route 41 and also Edens Expressway (Interstate 94) to the west.

The largest subdivision in Lake Bluff is called the Terrace near Green Bay Road. It was developed in the early 1960's, built to accommodate the nation's desire for housing on the fringe of the cities. The Terrace added over 1,500 residents to the population of Lake Bluff in a period of ten years. Land development after that included the subdivisions of Armour Woods and Tangley Oaks. These properties were designed with a focus on the conservation of woods and ponds and have a different feel than the Terrace. Despite being newer and perhaps more secluded with better natural landscaping, these other two subdivisions haven't matched the population boom of the 1960's and 1970's. Lake Bluff real estate agents haven't seen a similar growth spurt since the Terrace was developed.

Knollwood, which is an unincorporated neighborhood directly to the west of Lake Bluff, has made several attempts to have the village annex them but they were not successful. However the village did encourage growth by developing a business district to the southwest. This area included a large supermarket, several retail outlets and a new car dealership lot. This expansion unfortunately had an adverse effect on the original downtown shopping area in the village and plans are in the works to improve that district.

There are a considerable number of established historical homes located in the village east of Sheridan Road. Preservation of these homes is actively encouraged and the village believes it is vital to its unique character and value to keep these homes. The Village Board of Trustees formed the Historic Preservation Commission to work with residents on preservation, real estate development and neighborhood planning.

The housing market has recently been slightly uneven with more listings than buyers. But Lake Bluff real estate agents are making sales on homes that are competitively priced. The bulk of the housing stock in the village consists of mostly established, medium sized single family homes with an average value of between $540,000 and $735,000. Lake Bluff real estate agents also have a number of newer homes, rental properties, row homes and units in a few small apartment buildings that start at the $455,000 price level.

During the first quarter of 2007, there were in excess of 250 homes on the market with price tags ranging from $435,000 to over 5,000,000. Lake Bluff real estate agents report that the median price was $2.2 million for these listings. The homes remained on the market usually for over four months and that time frame was getting longer as more listings were added. Despite that, houses in the village have appreciated in value more than 55% over the past 5 years, according to several Lake Bluff real estate agent records.

Neighborhoods in Lake Bluff are serviced by the Public Works Department. Residents are provided with 911 emergency service, police department and volunteer fire department, high quality water from the treatment facility, refuse collection two times per week and snow removal services. The Lake Bluff Park District offers programs for both youth and adults and the Village Tree Management Program maintains the neighborhood's trees so well that the village has been named "Tree City USA" several times.

There are several elementary schools and high school aged children attend Lake Forest High School in the nearby village of the same name. The educational system is excellent, including the Forest Bluff School, which is a private Montessori school and known to be one of the best Montessori schools in the nation.

All of these factors drive the housing market in this North Shore village. Lake Bluff real estate agents will tell you that regardless of the number of homes on the market, they are a good investment and the village is a great place to live.
