817 Hinman is a new suburban Chicago condominium development in Evanston. This building features interesting contemporary architecture, designed by architect James Torvik, who was also the development architect, co-developer and general contractor for this project. His main goal was to develop a building that he would personally love to live in. The whole development of this complex took two years of work. Currently, the building offers large residences in a great neighborhood, conveniently located one block from the Metra and CTA stops. 817 Hinman is also several blocks from the beach. Evanston is only 10 miles from downtown Chicago.

The real estate business is on a high in Evanston. A lot of people in the suburbs these days are buying condos, and condo buildings are sprouting up near downtown to quench the demand. The community consists mostly of longtime residents, students and young professionals escaping the crowded city; simply put, Evanston isn't short on variety. It has the best of both worlds - the quietness of a suburb and the activity and the attractions of the city.
817 Hinman is an 8-unit condominium building featuring 1-bedroom soft lofts (only two of them remain available for sale). One-bedroom units, with 1,500 square feet of space, are priced from $495,000. One indoor parking space is included with each condo.
The development also features traditional 3-bedroom condos with 2.5 baths. Just one 3-bedroom unit remains for sale and it's priced at $735,000. One of the two penthouses is still up for sale, priced at $1.1 million. The two-story penthouse has 3 bedrooms and an extra parking space.
There are a lot of elements in the architecture of 817 Hinman that grab the attention. The whole exterior of the building can serve as a great example in an architectural study in window use, with its variety of sizes and shapes. All of the windows in each unit are made out of low-emissive (Low-E) insulating glass. The large windows in the bedroom are placed to maximize natural light in the room without sacrificing privacy. The terraces in the building are amazing; the terrace size in the soft lofts is 100 square feet! All balconies are inset for weather protection. Another great feature is that there are no internal columns in the building, so all of the condos have free-flowing space; the main idea was to have open-space floor plans for the living and dining rooms.
Each condominium unit also has its own private washer and dryer and there is one long wall in every unit devoted to storage and service functions (like heating and air-conditioning systems). All soft lofts and 3-bedroom condos feature white oak flooring in every room, except for the master baths where marble tile is used. Standard kitchen features include stainless steel appliances, including a 36-inch Sub-Zero refrigerator, a five-range cooktop, Bertch cabinetry and granite countertops. All of the condos in the development feature heated marble flooring in the master bathrooms.
