May 17, 2008 - There are 74 Condominiums and townhomes listed for sale on the MLS in Deerfield. Average listing prices for homes in Deerfield have remained stable over the last four weeks, with a 1.3 percent price increase. Today, prices range from $144,900 for a 625 square foot/ one bedroom/ one bath unit to $709,900 for a new three bedroom, 3 bath townhome in the Fountains of Deerfield development. Pricing per square foot ranges from $143 - $304. Compared to Chicago real estate, and other North Shore Chicago communities, the price per square foot in Deerfield is more affordable. In fact, of the 74 properties currently available, just six are priced more than $500,000. However, of all North Shore Chicago communities, Deerfield is one of the most outlying, which will add to commuting times and costs if working downtown.
Resale Condos:
There are 73 condominiums and townhomes on the market. This is a smaller market for North Shore Chicago Condos. The bulk of the inventory available is 2-3 bedroom and between 1,000 - 2,000 square feet. Prices range from the mid $100,000s for moderately-sized units to newer construction for $500,000 - $70,000. Here’s just a sample:
- 1189 Deerfield Rd.: a $144,900 – A 1 bedroom/1 bath unit with a new roof and windows and deeded parking.
- 560 Inverrary: $164,900 – A 2 bedroom/1 bath freshly painted condo with new carpet.
- 754 Inverrary: $189,000 – A 2 bedroom/2 bath townhome in a development with three pools, and close to trains, expressways and shopping for $189 per square foot.
- 331 Redwing Dr.: $229,900 – A 2 bedroom/3 bath unit in Poplar Park East, at just $143 per square foot.
- 373 Goshawk Ln: $264,900 – A 2 bedroom/3 bath unit in a lakefront/cul-de-sac location.
- 02 Kelburn Rd.: $335,000 – A 2 bedroom/2 bath top-floor unit with skylights in a sought-after development built in 1997.
- 892 Swan Lane: $364,900 –a 4 bedroom/3 bath end unit in desirable Park West, backing up to natural forest preserve land.
- 821 Fountain View Dr.: $699,000 – A 3 bedroom/3 bath townhouse with water views built in 1990.
New Condominiums:
Today, Deerfield has just one new unit available for immediate occupancy: $599,900 for a three-bedroom/2.5-bath 2006 condo with luxury appointments, an open floor plan and a two-car attached garage.
