May 17, 2008 - There are 198 Condominiums and townhomes listed for sale on the MLS in Glenview, a slight decrease in overall inventory from 10 weeks ago. Prices range from $129,900 for a two bedroom/ one bath to $965,000 for a three bedroom, four bath townhome in the Tower Crossing development in the Glen Town Center. Pricing per square foot for North Shore Chicago condos and townhomes ranges from nearly $250 - $322 in the The Glen to $180 - $300 for older developments around the Village. Compared to Chicago real estate, and new developments in Evanston, the price per square foot is more affordable.
Resale Condos
There are 197 condominiums and townhomes on the market. This is one of the larger markets for North Shore Chicago Condos. Condominium and townhome development is spread throughout the Village of Glenview. Prices range from the high $120,000s for moderately-sized older units to near-new construction in luxury developments for close to $1 million. Here’s just a sample:
- 10389 Dearlove: $129,900 – A 1 bedroom/1 bath unit.
- 684 Quincy Bridge: $132,900 – A 1 bedroom/1 bath condo for about $180 per square foot.
- 3925 Triumvera: $149,000 – A 1 bedroom/1 bath unit that’s part of Triumvera subdivision, with access to underground heated parking and a pool.
- 1026 Castillan Court: $164,500 – A 1 bedroom/1 bath unit with a tennis court and swimming pool.
- 4138 Cove Lane: $210,000 – A 2 bedroom/2 bath unit with tree top views, and access to a pool and tennis courts.
- 755 N. Milwaukee Avenue: $298,000 – a $40,000 price drop! For about $225 per square foot, you can own a 2 bedroom/2 bath unit in a development built in 2005.
- 2660 Summit: $355,000 –a 2 bedroom/2 bath unit in convenient Heatherfield.
- 2718 Langley Circle: $540,000 – A 2 bedroom/2 bath townhouse in desirable Southgate At The Glen, close to shopping and the Metra.
New Condominiums
Glenview offers several new developments that have units available for immediate occupancy. Today, there are 14 new condominiums listed for sale in Glenview – more than double that of 10 weeks ago. Prices per square foot have inched upward in the last two months. These properties range from:
- A three bedroom/3 bath unit in Timbers Glen, located at 4429 Lainie Circle, for $534,900 ($270 per square foot.
- A four bedroom/4.5 bath condo in a five-unit development for $769,000 located at 1064 N. Church Avenue
- A four bedroom/4 bath townhome at 1721 Jefferson Ave - it’s the last opportunity to move into ths 14-unit development, with 3,400 square feet of space. ($217 per square foot).
- A two-bedroom/2-bath unit in a new energy efficient “green” development for $389,000 at 10335 Dearlove, with an estimated delivery date of Fall 2008.
Pre-Construction Developments
Pre-construction condominiums are those which a developer or builder is advertising for sale prior to breaking ground or beginning a new phase of a current development. In Glenview, there are a just a few condominium opportunities either in pre-construction phases or partially completed.
Patriot Commons at The Glen breaking ground this fall, Patriot Commons is a new development within The Glen. Just a quick walk away from some of the hottest restaurants, recreational and entertainment opportunities, Toll Brothers is offering residents floorplans ranging from 900 to more than 2,400 square feet.
