Northbrook Condo / Townhome Overview

There are 171 Condominiums and townhomes listed for sale on the MLS in Northbrook, virtually unchanged in the last eight weeks. Prices range from $149,411 for a 1-bath unit along Shermer Rd. to $1.5 million (pre-construction pricing) for a 2-bedroom/2- bath condominium in the Center Of The North Shore development on Skokie Rd.

Pricing per square foot ranges from $136 to $250, depending on the age and location of the development. Compared to Chicago real estate, and lakefront communities such as Evanston, the price per square foot is more affordable.

Resale Condos:

There are 163 condominiums and townhomes on the market in Northbrook – a community with less inventory than neighbors to the Southeast, such as Glenview and Evanston. Prices range from the mid $100,000s for moderately-sized units to the upper $700,000s, with the largest amount of inventory priced in the $200,000s and $300,000s. Here’s just a sample:

1455 Shermer: a $155,000 – A 1 bedroom/1 bath unit in the centrally-located Citadal development, built in 1973. The complex includes an outdoor pool.
310 Pheasant Creek: $169,500 – A 1 bedroom/1 bath condo with pond views, and access to an outdoor pool and clubhouse.
925 Springhill: $169,900 – A 1 bedroom/1 bath unit located in Pheasant Creek.
2050 Valencia: $224,500 – A 2 bedroom/2 bath unit in the Salceda Del Norte development, with upgrades such as Corian counters.
1 Court Harborside: $258,000 – A 2-bedroom/2-bath top floor unit with country club-like amenities.
1116 Kensington: $289,900 – A 2-bedroom/2-bath unit in desirable Northbrook Greens.
1125 Lake Cook Rd: $325,000 –a 2-bedroom/2-bath unit in the Northbrook Country development.
964 Enfield Drive: $345,000 – A 3-bedroom/3-bath all-brick private unit with a first floor master bedroom.
• 1914 Farnsworth: $389,000 – A newer, 2,800-square feet, 2-bedroom/2-bath townhome in upscale Shermer Place with golf course views.

New Condominiums:

Northbrook has just eight new condos available for purchase. These properties range are at 700 Skokie Blvd. and Meadow Ridge, ranging in price from $395,000 to $1.5 million.

Pre-Construction Developments:

Pre-construction condominiums are those which a developer or builder is advertising for sale prior to breaking ground or beginning a new phase of a current development. In Northbrook, there are several new developments underway:

Meadow Ridge:
Located at the corner of Techny and Waukegan Rds., Meadow Ridge is a brand-new development in Northbrook, next to the new Willow Festival Plaza, minutes away from I-294 and The Glen. Single-family homes and townhomes are planned for the gated community. Pre-construction pricing per square foot for a 3-bedroom/2.5 bath townhome currently hovers at $228.

Center of the Northshore:
Located at the corner of Dundee and Skokie Rds.,the Center of the Northshore is a brand-new 74-unit development in Northbrook, adjacent to I-94 and minutes away from Northbrook Court. This is a mixed-use development for both residential and retail use. According to a recent Northbrook Star article:

"...the units, which range from $384,000 to just under $2 million, are drawing mostly empty-nesters from Highland Park, Winnetka, Glencoe, Northbrook and Deerfield. Buyers are down-sizing from their single-family homes but still want plenty of space and a maintenance-free lifestyle."
