Northfield, Illinois Real Estate Agents

Chances are the first thing Northfield real estate agents will tell potential buyers is that while home to a healthy commercial district, this North Shore village has carefully maintained its original rustic charm and wooded privacy. Three sides of Northfield are bordered by lagoons and forest preserve, giving the homes a secluded feel while still being conveniently located close to Chicago.

The village of Northfield saw its biggest growth spurt in the years following the construction of the Eden Expressway in the 1950's. Since then it has slowed but still remains steady with a current population of around 5,400 residents. Most of the housing styles in the village vary from two story frame houses to ranch style houses and larger estate houses, according to Northfield real estate agents. For the most part the community is comprised of single family homes that are owner occupied. There are not a lot of multiple family units available such as apartment buildings or condos, but several new developments can be found around sections of the village.

The formation of the Northfield Park District allowed the village to buy a large section of wooded property along the north and south sides of Willow Road, which runs through the center of the community. This purchase ensured that the houses built along that road would always have a backdrop of natural forest. Northfield also took steps to preserve the landscape by enacting measures that restricted commercial property and office buildings to the far eastern rim of the village. Kraft Foods is among the businesses headquartered in that area. There are only two relatively small retail sections in the downtown area that serve as shopping facilities but they offer a good selection of specialty shops and restaurants.

Besides location and a rustic wooded surrounding, one of the biggest draws fueling property prices is the school system, Northfield real estate agents report. Christian Heritage Academy is a private elementary school in Northfield that services grades K through 8. The Glenview Montessori School is located in the village, as well as the prestigious New Trier High School. New Trier is ranked as one of the best public high schools in the U.S.

A varied selection of housing types is currently available in Northfield. Records from Northfield real estate agents show that approximately nineteen homes were sold there in the past six months. The average price of those homes sold was around $1.1 million. The total range of prices ran from a low of $375,000 to a high of 2.5 million. The houses tended to stay on the market for about two months before being sold.

There were also approximately eighteen condos and town houses that sold during that same time frame from data gathered from Northfield real estate agents. Those property listing also took an average of just under three months to sell. The median price was $310,000, with the range going from $148,000 to over $675,000. With such a good mix of home types and prices, the real estate market has been moving at a steady pace in Northfield.

When the village was incorporated many years ago, the leaders of the community decided to make it a priority to keep the spacious, open feel of the original settlement. With this in mind, the planners established more than 30 acres of parkland including a bird sanctuary, fitness and activity center, and year round scheduled events for both adults ad children.

Northfield real estate agents also have a good selection of one to two acre residential lots that border county lakes or sit at the end of beautiful country lanes. All in all, over half of Northfield's three square miles are zoned for minimum one acre home lots. This measure was enacted to encourage home builders to keep the open, rural feel of the village alive. Northfield is also one of only a few villages that will allow residents to board horses on their property.

Northfield real estate agents will quickly point out all of the many ways in which this village is unique. For country charm with plenty of breathing room, yet close proximity to Chicago and all of the North Shore destinations, the village of Northfield is definitely the place to be.
